I think I have one of the greatest jobs in the world, delivering people cash for a living! As an auctioneer all I do is market property to be sold on a specific date doing what I call; Utilizing 2000 years of auctioneer traditions combined with 21st century technology to deliver 100% of the present cash market value for any property.
Some days I sell 3 properties on the Internet from my desk in my pajamas before taking a shower and getting dressed at noon. Some days I wear a suit and tie to conduct a live auction (with internet pre-bidding) at 11:07 AM and earn a cool $30,000.00 to $50,000.00 (sometimes more) before lunchtime. Even when a greedy seller or stupid lender turns down the cash I deliver as the high bid price at auction, I make $2,500.00 to $5,000.00 as a ‘nosale fee’ for doing my job of delivering cash that the seller turned their nose up to. I don’t like taking the no-sale fees because they are usually a token fee compared to the commission the buyer would pay me, but the checks cash the same and they make me feel a little better about spending my time with a greedy seller.
Fact of the matter is; there has not been one time in the past 7-years when a greedy seller or stupid lender who turned down the high bid auction cash I delivered auction day has sold the property for more, not once. There is a joker in every crowd who thinks they are smarter than the market so I charge them a few thousand dollars for wasting my time.
HOW TO GET PAID OFFERING REAL ESTATE AUCTIONS
To those of you who do not know how professional real estate auctioneers are paid, it’s pretty simple. A 10% buyers’ premium is collected from the winning high bidder and paid to the seller to create what is called the contract price. My formula is unique in the auction industry because for every $100,000.00 in high bid or ‘hammer price’ we actually pay the seller $100,001.00 at closing.
My Secret A.A.R.E. Auctioneer formula is one hundred thousand and one dollars for every one hundred thousand in high bid or ‘hammer’ price paid to the seller at closing.
That blows the doors off what ‘traditional’ real estate agents offer sellers but we will get to the details on that later.

“OK Hank, lets get back to the marketing methods that you mentioned to me. First of all you know that I use a system or method to sell real estate at auction ‘by the numbers’ so to speak. 40% of my buyers come from the Internet, 40% of my buyers come from the signs and the other 20% come from everything else we do, which includes newspapers and every time we skip a step it jumps up and bites me in the rear, so I don’t skip any steps because it costs me and my sellers money every time I do.”
